An Estate Cleanout on a Deadline in West Chester, PA
In July 2026, a family settling an estate on Penns Way called WRS for dumpster rental in West Chester, PA. The house was going on the market, and their realtor needed it empty for listing photos in about three weeks.
It was a two story home with a full basement and a two car garage, holding decades of belongings: furniture in every room, boxed household goods, closets full of clothing, small fixtures, and years of accumulated clutter in the basement and garage. Before anything could be thrown away, the family needed time to sort out keepsakes, important documents, and items for donation.
Choosing One Dumpster Instead of Dozens of Dump Runs
The family's first thought was to haul it themselves. After counting rooms, they realized that meant a rented truck, weekend after weekend of loading, and a long list of trips to the transfer station.
Based on the size of the house and what was in it, we recommended a single 30 yard dumpster. That gave them one place for everything they weren't keeping, so the whole family could work at their own pace without planning around dump hours.
Setting Up in the Driveway
We delivered the dumpster the morning the cleanout started and set it in the driveway, close to the garage and a short walk from the front door. Plywood boards went under the container's contact points to protect the driveway surface. The front walk and garage door stayed clear, so family members could carry items out without working around the container.
Because the dumpster sat on private property, no street permit was needed. When we dropped it off, we also gave the family a quick rundown of what could and couldn't go in, how high to load it, and how to call for pickup.
Twelve Days, Room by Room
The family worked through the house one section at a time, starting upstairs and finishing in the basement and garage.
Each room was sorted into four piles: keep, donate, recycle, and dumpster. Working room by room kept important papers and family items from getting tossed by mistake.
Large furniture went in first: old bed frames, dressers, a sleeper sofa, and a dining set. Those filled the floor of the dumpster, with bagged clothing, boxes, and smaller debris packed in around and on top of them.
The family kept everything below the rim, so the container could be hauled without anything being removed at pickup.
The family told our office the 12 days made all the difference. They could go through every box carefully instead of rushing the job over a single weekend.
What Stayed Out of the Dumpster
The basement held several cans of leftover paint and a dehumidifier, and there were two old tube TVs in the spare bedroom. The family set these aside for proper handling, following the prohibited items list we went over at delivery, so nothing was flagged at the scale.
How It Turned Out
On day 12, the family called for pickup, and we hauled the container away the next morning. The full load weighed 3 tons. The final cost was $795: the $595 base rate for a 30 yard dumpster plus a weight charge for the tonnage over the included allowance.
Hauling it themselves would not have been free. The same 3 tons would still have carried disposal fees at the transfer station, on top of a rented truck, fuel, and the many weekend trips it would have taken. With one rental, the family got delivery, 12 days on site, pickup, and disposal in a single price.
One dumpster handled the entire house. With the driveway clear, the property was ready for cleaning, touch up repairs, and staging ahead of the listing photos.
Planning a Dumpster Rental for an Estate Cleanout
Size it to the whole house. Count the bedrooms and include the basement, attic, and garage, which usually hold more than people expect. A full house typically calls for a 30 yard. A smaller home or a partial cleanout may fit a 20 yard. You can compare every option on our dumpster sizes page.
Give yourself time to sort. Estate cleanouts go slower than people expect, because every drawer and box needs a look. Book a rental window long enough to sort carefully, and call a few days ahead so delivery lines up with the day you plan to start.
Load the big pieces first. Furniture goes in first, with bags and boxes filling the gaps. You'll fit far more in the same container.
Set aside restricted items early. Paint, electronics, and appliances with refrigerant need separate handling, so pull them out as you sort each room. If you're not sure about an item, call before you load it.
